Every listing on this site is published with an analysis beside it. This page says exactly what that analysis is, what it is not, and where the underlying information came from.

The figures are estimates

All figures shown on this site — including rent, operating expenses, cash flow, cap rate, cash on cash, debt service coverage and any multi-year projection — are estimates generated from assumptions about financing, occupancy, expenses and market conditions.

They are illustrations of how a property might perform under those assumptions. They are not forecasts, guarantees or promises of any result. Actual results will differ, and may differ materially.

The assumptions are shown beside the figures, and most of them can be changed. Changing one changes everything downstream of it, which is the point: the model is there to be argued with rather than believed.

Where the property information comes from

Property information — including photographs, measurements, condition, taxes and rental figures — is obtained from third parties and from public records. It is deemed reliable but is not guaranteed and should be independently verified.

A rent estimate is built from signed leases on comparable properties nearby. It is an opinion formed from other people's transactions, and it is worth what those comparables are worth.

What is withheld, and why

Exact locations and some photographs are masked on listings until there is a contract in place. This is deliberate, and it is not a defect in the page you are looking at.
